This represents a 22% increase in units and an 18% increase in volume.
The median DOM (Days on Market) remains 60 days.
The percentage of list price has been 96% for both years year to date figures.
Last year there was a spurt of activity in November and December where normally I have 1 transaction. Last year I had 6 transactions and hoping for the same this year.
Knowing stats like this help both sellers and buyers know how the market is moving. For sellers, it helps them to know there is a shortage of houses and to keep or add their house on the MLS over the winter and not to take it off the market. For buyers, it helps them know there is a shortage of houses and to put in an offer before someone else does once they find the house they like.
I get about 5 or 6 calls a week now from buyers asking about a house they were following hoping to see the house price be reduced only to find out the property went under contract and more often than not, at full asking price!
I just SOLD 1306 Oak Hill Ave for full asking price the day it came on the MLS with others asking about it who missed out.
