Choosing PROFESSIONALS That Are NOT In Your LOCAL Area

Time and time again we reiterate to our clients the importance of having a REALTOR® and their own representation when buying or selling a property. We also give them sound advice about having a professional home inspector and not their friend who is a great handyman around the house.

 

We stress how it is crucial to make sure and choose a licensed contractor, electrician and plumber when they want to add another room to their home. Of course you have to have permits and licensed contractors!

 

All parts of a transaction are important with having a REALTOR®, a loan officer, a good home or pest inspector, escrow officer or attorney and so forth. But the financial part of the transaction is the crucial part of the transaction that will enable a buyer to purchase a property.

 

Without proof of funds for an all cash transaction or a good lender for a loan there will obviously be problems along the way.  Going even further to pick apart where I’m heading…. How’s about a LOCAL lender, a LOCAL REALTOR® and LOCAL entities that KNOW specific STATE, COUNTY, CITY and NEIGHBORHOOD Real Estate Contracts and Laws??

 

I cannot reiterate enough that the problems with having a mainland lender will cause!  Of course there are ‘friends’ in another state that swear up and down that their sister across the continental U.S. is making wrong decisions because THEY bought how many houses on the East Coast or not using the loan officer they had.

 

PLEASE make sure you use a professional in YOUR area.

 

Lest you lose the home you really love.

 

Lest you get denied for a loan for the home you really love.

 

Lest you lose out for not using your common sense.

Sally, It just makes sense.  I don't know why this is such a difficult concept for people to grasp and understand. I guess common sense is not so common.

Sally, we see problems occasionally with buyers that bring in pre-qualification letters from on-line lenders and then the deals fail when they have to submit all their paperwork.

Ed:  Unfortunately, so many buyers continue to want to use their mainland lender that they are members of (i.e. USAA) only for them to drop the ball with some odd demand..or else a denial....all because they are not familiar with...nor do they care to get educated on Hawaii laws and contracts. Also, they do not care about timelines and many a contract falls through because of it.
