New Homes are leading the market in Loudoun County Virginia, especially in areas closest to employment centers in Washington, D.C., McLean and Vienna.

Builders in Loudoun County are pricing their new home models aggressively and offering ready to occupy inventory more than in past years.   They are also offering pricing structures that include the upgrades that new home buyers often had to pay extra for in past years.  The availability of new homes puts pressure on existing home owners to compete in price.  Home owners, however, are often reluctant or unable to compete with new home builders due to the number of short sales in the inventory.  Further, bank owned properties can't compete with the fresh new homes.

Lenn: It's good to hear that "bank owned properties can't compete with the fresh new homes." Makes sense, who would want to take on the "no warranties" type of property when compared to a new home and warranties? Especially if they are aggressively priced.

They "changed" their contract because I insisted that the buyers be present with me at the inspection.  If Walnut Ridge Road is in Oak Knoll then yes!
