I have a listing in Gladden Farms for sale right now and in sending my client a report of my current market findings, I thought readers looking for homes for sale in Marana, or homes for sale in Tucson, might be interested.
Currently, there are 23 active listings on MLS here in Tucson, AZ for the Gladden Farms master-planned community. 28 are under contract and in escrow with active contingent, active capa, and pending statuses.
56 closed in past 6 months 31/56 were distressed sales, 19 new construction. The six remaining straight sales averaged 55 days on the market.
Median price of Active: 194,851
Median price of Sold: 153,500
Of the 23 active, average sqft price is 87.67, including distressed properties and new construction
22 of the 24 homes under contract are Short Sale or foreclosed-upon REO properties.
The two that were not were 1. Former model home (contract 12/3) 2. New Construction. (contract 1/5) They listed for an avg. of $82 a square foot. 19 of the 56 closed homes were conventional loans, 16 were cash ( likely to be investors) and the rest were FHA, VA, and USDA financing
In December, 15 homes sold. 9 were distressed sales. 4 were New construction
Lastly, 13 homes came on the market in the past month:
7 are regular sales
1 is New Construction
All of them average 91.12 per sqft.
Median price is $194,851
They are priced from $164,900 to $240,000.
So what does this mean? Now is a good time to buy in Gladden Farms, Marana, AZ.
