Historic Homes in Loudoun County (200 yrs +) Selling for 91% List/Sold

Loudoun County Virginia has a significant number of homes that were constructed prior to 1813 (200 years old). 

Many are splendid examples of early American craftsmanship. 
Many are wonderful examples of the simplistic styling of early American homes. 
Many are significant examples of the grandeur enjoyed by some.

Many are just plain OLD!!

Over the many years I've sold homes in Maryland and Northern Virginia, I've come to realize that, while the historic homes listed for sale are all interesting examples of 16th and 17th century craftsmanship, many are not in viable living condition.

Some reasons why many historic homes for sale may stay on the market for long periods of time.

Basic necessity of daily living, water and sewage disposal, are not properly functioning.
Sellers provide no information about past or present mainenance/repairs.
County records are scarce.
Accessibility is difficult.
Maintenance has been neglected.
Pest control has been neglected.
Homes lose value with age.

SURPRISING FACTS ABOUT HISTORIC HOMES.  Some things become very clear to an experienced real estate broker when viewing many historic homes 200 years old or older.

      1.  "Historic" has little if any market value.
      2.  Basic livibility is important to home buyers.
      3.  Maintenance never goes out of style.
      4.  Records have an increased significance to buyers.

Considering all of the above, we still love historic homes.  Experience has taught me that, many home buyers seeking the historic home are as interested in preserving history as the basic livability of a property.  They consider themselves, and rightly so, the custodians of an American real estate treasure.

Nice Blog, I would think the homes that are consider "historic" will attract some very specific  clientele and they probably will know what to expect.

As beautiful as the historic homes can be because of the craftsmanship, I would imagine getting them up to code and livable would be quite costly.

Lenn we have several historic homes around here and they can be a challenge, and they have a specific market.  The one in your picture is gorgeous, and that is a beautiful piece of land.

I had posted on someone elses blog site about loving the idea of historic homes, but I wouldn't want to live in one lol :)!  Some are very beautiful and for those with the time and money to preserve them and make sure all the basic necessities are functioning, they can provide a wonderful home and a definitely preserve history.  it's a special market indeed and I applaud anyone that wants to do it :)!

Unfortunately homes from historic eras are not kept up and fall into disrepair. But, you are correct when you say that many historic homebuyers do see themselves as caretakers of history

Historic homes take a very special buyer. In Franklin TN, it's not unusual to see a historic home stay on the market for years. I love the beauty they bring to our community but buyers need to be aware of the challenges presented with these properties. A good home inspection is a must.

I'm always happy to see an antique property saved from the wrecking ball.  Thankfully, there are those nostalgic-types committed to preserving history.  Without a doubt, the time and cost involved are not for everyone.  But I must say ... there's nothing quite like a beautiful, majestic home with old bones.

Lenn: There are a lot of "historic" homes in Crescent City. Unfortunately they generally have not been kept up. You should see the wiring! When something has been done, in some cases they only updated the wiring in that portion of the house. Result? Two different electrical boxes/systems.

George.  Thanks.  It's in Waterford, a unique historic designated village.

Brenda.  It does take some experience to sell them but dedicated buyers for historic homes are fun to represent.

Doug.  indeed and they are willing to overlook the absense of modern systems.

Kristin.  It's rare than anything sells above market in this area.

Tammie.  If they're priced right, they sell.  At least they do here.

Carie.  HA!  Unless those old bones are riddled with Powder Post Beetles.

Lenn, I can't imagine living in a 200 year old house. Even a house from 50-60 years ago presents major problems: rooms too small; only one bathroom; kitchen totally inadequate. I think "historic" houses need to be preserved, but not lived in.

Lenn, You simply have a way of telling it like it is. My favorite ..."Maintenance never goes out of style."  No one could possibly argue that!  We have a historical landmark close to where I live. It used to be a home. Now it is a hotel and conference center.  It's beautiful, the history is still there, and it's bringing in tax revue for the City.

Kathleen.  Thanks.  We also have many former estate homes now converted to Bed and Breakfasts, restaurants, etc.  Good use and they maintain the early features quite well.
