·         Ensure You Are Offer Ready – Getting Prequalified or Preapproved is essential and you can’t make an offer without this – if you wait to complete this task until after you find the home of your dreams your chances of getting the home are very low as your competition is already prequal’d. Have your latest financial statements ready to show proof of funds available to cover the deposit and downpayment as listing agents are requiring this in California.

 

 

·         View Homes NOW – Not TOMORROW – The best new listings are lasting only a few days on market and it is critical to view homes as soon as humanly possible and make your best offer immediately on the ones that are a match. With very little inventory of homes for sale in most South Orange County communities, I am literally seeing a line of buyers waiting to view homes on day number one – the line is likely very short on day number three as the home is under contract!  

 

 

 

·         Be Easy to do Business With – Congratulations on your accepted offer but keep in mind that the seller likely has very good “Backup Offers”.  Complete your inspections, adhere to the timelines of the contract, and be reasonable with your requests.

This blog was inspired by a client of mine of saw two new listings on Friday and asked to set up showings for next Wednesday!! Clearly I need to manage expectations better! Regards Dave
