Using Drainage Rock To Move Water Away From Apartment Building In Cameron Park.

 

There are a number of apartment communities in the Sacramento area that are in need of keeping water away from the bottom of the building. This drainage rock around apartment building in Cameron Parkwater can cause dry rot and water damage that can be avoided with drainage rock. The terrain around the building may prevent slopping the soil away from the structure. Communities with building at different elevations may be forced to use an alternate method.

Drainage rock can be used to divert the water away safely. The secret is to dig a deep trench near the slab to collect the ground and surface water in the trench, a drainage pipe can help with the flow of water. The grade of the trench and the pipe is important; water filling up in the trench will not help the situation.

The trench, pipe, and drainage rock should continue away from the building down to a safe discharge. This can be a storm drain, empty field, or in this case, a small creek. The original elevation of these buildings in Cameron Park brought the soil right up to the building and the water had nowhere to go but into the building.

If your apartment or home has a similar problem, consider using trenches, pipe and drainage rocks as a means of getting the building safe from future dry rot and water damages. In Sacramento, the building may have a slightly different situation, so consult a professional with experience in drainage systems.

I have a leak on a building, and plan to use this method to correct it, but the genius who designed it poured a sidewalk even with the slab with no concrete turn, so wind driven rain seeps under the brick through the mortar. We have to tear out a section of sidewalk to install the drain, even though it does have a slight drop. Not sure what they were thinking.

Jay - This is the good side of the building, the back had soil right up too the wood siding. In grading the soil away, we didn't see any signs of wood destroying pests. I agree with you that 4" is  minimum distance for clearance.

Mike - I run across many building that I wish I could just lift 6" straight up. Correcting problems after the fact can be trying at times.

Just dealt with this and had to waterproof the area of seepage and correct the cause. While I was at it, I noticed stopped up gutters were diverting rain where they spilled over and not to where they should drain. Over time, water will have its way and-this is a good post...thank you Tom

We had an issue with the clogged downspouts here too, the oak trees can be a problem in the gutters.

Hi Tom - This is a major issue all along the est side of the Rocky Mountains in Colorado - we have bentonite, an expansive clay soil, all over the place - drainage around a foundation can cause significant damage, so a border of rock over correctly graded soil is standard here, as are French drain systems and soil sampling by individual lot for foundation engineering.

That is 2B style limestone which is perfect for drainage.  2B is clean 2" average size pieces of limestone for drainage.  2A is the same thing but with limestone grit (limestone sand) mixed in to help t pack down tight.  Mostly used as base materials for concrete pads.

Steve, Thanks for the advise... I  now have drainage rocks on the side of my lot going to the front side yard plant area. The back yard was getting way too much water when it rained. No need to say those plants in the front yard are growing like weeds. I also have the rain gutters in the back of the house drain into these rocks. Works great.
