Listing and Sales Summary – January 2013 – Colorado Springs Real Estate

I wonder what’s on the mind of many who are awaiting possible sequestration in the upcoming three weeks or so.

You might think that many are sitting on the sidelines when it comes to being involved in the Colorado Springs Real Estate market.  But sitting on the sidelines is exactly what is not actually happening.  Instead, our real estate professionals are seeing an influx of offers on those listings that are available for sale.

When looking at the Listing and Sales Summary of single family/patio homes for January 2013 (provided by the Pikes Peak REALTOR® Services Corp), this real estate agent would like to share a few thoughts to consider.

  • Total active listings on the market remain low.  How low?  7.2% lower than this time last year, specifically 2,930 residential homes are available for sale in the Colorado Springs Real Estate market.
  • Homes priced under $250,000 are being sold very quickly, especially if these have been cared for and remain in good condition for the potential buyer.
  • Actual homes sold this January 2013 are 39.2% more than last January.  Although the average sales price is 6.4% less than last month, the same trend of increase is seen in the average sales price when comparing it to last January, specifically 11.1% higher.

I do not have a crystal ball about the potential trends in our real estate market for the rest of the year.  On one hand, it would be easy to play it safe and make predictions that lean toward conservatism and less spending over 2013.  Yet, on the other hand, I am practically seeing a tsunami of new business in which people are determined to get active in the market.  This year reveals less hesitation on the part of the buyer, though buying expectations are oftentimes zealous, and many sellers have prepared their homes to sell in the ranges close to asking prices.

Less buyer hesitation is definitely a trait that we see a lot of also, sideline sitting waiting for that "deal" just isn't a successful approach anymore.

Great stats for your area, and they are being mirrored elsewhere in our country...Some would be sellers cannot sell as their home is worth less than they paid for it, and are content to stay put since they can afford their mortgages. A
