You Can Lead a Horse to Water, But Do You Answer Your Phone?

Flagstaff is a small mountain town with 76,000 residents on a busy day.  Because of Flagstaff's natural beauty, pine forests, gorgeous, temperate seasons and top notch amenities, we are a desired primary and second home destination in the desert landscape of Arizona.

I can lead a horse to water.


I have spent thousands of hours designing, producing and maintaining my website marketing.  I offer several custom real estate sites, am a featured agent on Zillow, post to Craigslist and use email marketing campaigns.
I use an SEO company, spend oodles of money on Google Ads and have recently become something of a wordpress ninja.

So. That means I know how to attract the attention of a certain percentage of buyers looking for Flagstaff Properties. I can lead them to water.

And I answer my phone.

Do you know the most common response from these anonymous strangers who call me when I ask: "Have you contacted another agent?"

"Yes. I've contacted several.  You are the only one who picked up the phone or got back to me right away!"

It amazes me how often I hear this.  In a world where prospective clients only need to click out of you and click onto another perfectly capable person with the same ability to help them, it seems that there is little respect for the power of immediate communication.

I am sure most people reading this blog communicate.  We are the agents on ActiveRain.  We would almost rather leave the house without a piece of necessary clothing than without our technology.  We are programmed to hear the rings, bleeps, swishes and buzzes that signal a client through all other sounds.  We pick up the phone or answer that email, regardless.

Given the frequency that I am thanked for answering speedily - or at all - I think it is important to acknowledge this essential piece of doing business. In a really fast world where clients conduct microsecond interviews with you that you don't even know about before immediately moving on to someone else, picking up the phone or returning a call or email quickly creates a sense of professionalism with people who otherwise don't know you from Adam or Eve. 

Answering an email with "Hi, I'm with a client but will be glad to answer your questions as soon as I am done" - typos and iphone disclaimer and all, has opened the door, brewed a coffee and provided cushy pillows for people who otherwise would forget they ever contacted me.

 

I get calls every day from marketing companies who promise to drastically increase my business by leading more clients to my watering trough.

As I pull my hair out, hang up on them and ask, sometimes politely and sometimes not, to take me off of their marketing list, I think - well, I answered my phone.  That, my friend, is how I drastically increase my business.

That happen to me just the other day.  A call into the office for an agent by a buyer,  the agent is in the office but does not pick up and lets the call go to voicemail.  The buyer calls back after one hour and ask for another agent to work with because the other one did not answer the phone or return the voice mail message. 

Moral of the story ...  answer the phone or call back or lose the client...

I hope this post doesn't sound arrogant!  I have just had this experience a few times over the past few days and felt the need to write about it.  I know the agents reading this answer our phones!

Today's consumer wants what they want NOW, much as we do; when the phone rings, answer it if you can, or return the call promptly if you can't.

Me Too, I have that happen. Even to the point the client wants to change agents. Becouse I answer the phone. But I dont' let that happen. Just help them enough. Then send them back. Makes me mad when agents don't help out thier clients or even other agents who just want to know about their listings.

Well I agree, not like we have the time eather.
