Should you show your OCCUPIED RENTAL home during a snow storm?

I have a showing of a vacant property for 10A tomorrow - I have front door mats in my car that I always have at property entries so that prospects can scrape their shoes BEFORE they enter the property....great and timely post!

snow stormWeather can very very different in different areas. If you live up north, you have snow on the ground for months at a time. But her on the mid-atlantic we get snow from time to time and it doesnt stay long. The real problem with our ares is not the snow, its the ice. When you have snow you can drive and get around, but ice is such a different story. Traction becomes a serious problem and many accidents happen because of people driving too fast or using their brakes. To make things worse, the snow melts and freezes up under the snow... Good news, it usually melts within a day or two.

 

Should you allow people to view your home during the few days we have snow? After all, you got the carpets cleaned, the staged the house, de-cluttered, broom swept only to have someone with salt, sand, mud, snow walk into your home.

Generally when the weather is bad, buyers dont want to go out and look at homes. They will postpone and that is great. So if they dont cancel you know there is something in their purchase timeline driving them to shop now. So open your home and let them view the house. Put out a towel or something where they can place their shoes. Do what you can to prevent tracking in sand and salt. Keep in mind, during bad weather people like to nest inside.. If you home is warm and comfortable.. the cold wet weather will make people feel like home..

Probably case by case- if it isn't safe to be out driving, probably best to cancel and reschedule. I am putting off putting a listing in mls because we are getting 5-10" of snow today. People won't be able to get in the driveway, turn around, etc. and I don't have time to shovel it, or the porches, walkways, and sidewalks out front until the snow stops. Any potential buyers/tenants won't be able to get a good look at outside of house or yard anyway. The other thing you have to consider these days is lawsuits. If someone slips and falls and gets hurt, they could turn around and sue the owner. I just talked to an owner yesterday that was sued because a man slipped going up steps and broke his ankle. The owner lost, and court awarded the guy $40,000.00. If conditions are not safe for people and agents to show the house, cancel all showings. I would ask owner to make the decision. This would be a good time to use the " TEMP OFF" status in MLS.

If the snow has not been cleared from the driveway I do not show homes. It protects the clients.
