Kingsbrooke Townhouse Report: February 2013
It's beginning to feel like Spring in Kingsbrooke. We're able to enjoy an extra hour of daylight as the days get longer and temperatures are gradually getting warmer. The tickle in my nose tells me that trees and flowers are beginning to bloom again. Before we get too far into a Spring mindset, let's take a look back at the Kingsbrooke townhouse market for February and see how property values shook out. We'll make comparisons to last report (January 2013) and last year (February 2012.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
1 Listing was Active: A Foreclosure
With only one active listing in Kingsbrooke townhouses when the month of February came to a close, we can only take this value and compare to the averages for last report and last year. The average list price was down over 18% compared to last report, but up just over 1% since last year. Keep in mind, the best idea of market value always comes from the sold column.
TOWNOUSES UNDER CONTRACT IN KINGSBROOKE
4 Listings were Under Contract: 2 Foreclosures, 2 Regular Sales
There were double the number of Kingsbrooke townhouses under contract as there had been in January. Foreclosures are still playing a major role in the Kingsbrooke townhouse market. The high list price at time of contract was down over 3% since last report, while high marketing time was 42% longer. The low list price at time of contract was unchanged compared to last report, but the low marketing time was 33% longer. Not to panic. It was only by one additional day. The average list price at time of contract was down nearly 2% since last report, but up nearly 15% since last year. The average marketing time was 9% longer than it had been last report and 92% longer than it had been last year.

1 Listing Sold: A Foreclosure
Only one Kingsbrooke townhouse made it to the settlement table in February. That value becomes our new average. It was nearly 20% higher that last report's average sold price and over 19% higher than last year's average sold price. The average marketing time was 88% shorter than it had been last report, and 63% shorter than it had been last year.
Now is a great time to get your Kingsbrooke townhouse on the market. Demand for Bristow townhouses is high.
