Good Things Happen When You Put Things in Writing

 

The phone rings, “Hello” I answer, The Phone Rings

 

“Hi, this is Mary Jones from Upstart Realty, my buyer is interested in your new listing but wants to know if your seller will accept $X00,000?

 

“Hi Mary, thank you for calling.  Has your buyer seen my listing?  I don’t recall your name on my keybox report?”

 

Mary, “No, they want to know if you’ll take this much before they look.”

 

“I don’t know Mary; I never ask my sellers to tell me what they will accept below the list price.  Why don’t you show your buyer the home and see what they think?  It’s actually very nice and has….... We’ve also had a lot of interest since it’s been on, so your buyer needs to see it.” 

 

Mary, “I'm not sure, I’ll see what I can do.”

 

Guess what; Mary never shows the listing to her buyer because I can’t commit to an uncommitted buyer a price I don’t have approved. 

 

Another agent brings their buyer, tours the property, reviews the seller disclosure and writes an offer.  This offer starts out less than Mary’s client, but because it’s a written offer, complete with a pre-approval letter from a great lender; we negotiate.  After Happily Ever Aftersome back and forth, discussing the variables and the market, all parties agree to a price and terms and everyone is happy.

 

In the end, good things happen when you put things in writing.  Until then, good luck, you’ll need it.

How true. We never know what a seller will do until they see it in black and white when it becomes reality.

Indeed Dan, nothing perks up a seller's interest than seeing something in writing. Buyers who can't be bothered to commit to writing don't seem very serious.

Hi Debbie, I've experienced variations of this many times.  A real offer is a written offer.

Hi Malcolm, You are right, if you give them an answer they like they still may not be serious or expect to get their way on everything else if we do get under contract.

Hi there Dan, you hit the nail on the head! It doesn't matter who is trying to save driving time (buyer can Google map/street view it and licensee can go through the property history for more info) or viewing time (show it or ask someone to do a courtesy showing for you if you cannot) whatever the case it is, it is not an offer until it is in writing.

Putting things in writing will  lead to a negotiation and success.  Why would an agent ask if seller would reduce the price before seeing the property, it does sound like someone afraid to commit.
