Good Things Happen When You Put Things in Writing
The phone rings, “Hello” I answer,
“Hi, this is Mary Jones from Upstart Realty, my buyer is interested in your new listing but wants to know if your seller will accept $X00,000?
“Hi Mary, thank you for calling. Has your buyer seen my listing? I don’t recall your name on my keybox report?”
Mary, “No, they want to know if you’ll take this much before they look.”
“I don’t know Mary; I never ask my sellers to tell me what they will accept below the list price. Why don’t you show your buyer the home and see what they think? It’s actually very nice and has….... We’ve also had a lot of interest since it’s been on, so your buyer needs to see it.”
Mary, “I'm not sure, I’ll see what I can do.”
Guess what; Mary never shows the listing to her buyer because I can’t commit to an uncommitted buyer a price I don’t have approved.
Another agent brings their buyer, tours the property, reviews the seller disclosure and writes an offer. This offer starts out less than Mary’s client, but because it’s a written offer, complete with a pre-approval letter from a great lender; we negotiate. After some back and forth, discussing the variables and the market, all parties agree to a price and terms and everyone is happy.
