The lack of “available” properties can be maddening!With a dearth of real estate inventory in Coweta County Georgia, it’s a great time for sellers to take advantage of the tipped balance of supply over demand.

However, while the MLS indicates that there are 785 “available” properties in the county, in fact, there are MANY less.

Because some properties are not really “available” at all. They are listed and active, but it seems that they are never available to show.

How can a property be sold if it is never “available” to be shown?

Why even bother putting the property on the market if there is no intention to sell? Time is precious, and right now agents and buyers don’t have any to spare.

A properly priced house in good condition will sell in days if it is available to be shown.

If not, it will continue to frustrate buyers and their agents alike!

Sure have been reading a lot of blogs lately about this topic -- the difficulty showing some homes. Hope this isn't a new "trend" that we're going to be seeing.

I don't understand why someone lists their home for sale but makes it difficult to show.  Just counter productive to me....

Richard, And even though some of ours are still showing up as active, they have financing and inspection contingencies that effectively mean they are sold. But point well taken, if it is priced right and made available to show it will sell.

One of my pet peeves....property is listed, but the window to show is 2 hours once a week!  Arrrggghh!  Right now in San Diego we are also seeing a lot of tenant occupied properties coming on the market.  Owners are hoping to capitalize on a red-hot seller's market but their month-to-month tenants aren't exactly thrilled to cooperate with showing.

I even have one knuckle head seller like this. When the buyer gets there the seller sabotages their listing.

The "selling in days" is catching many sellers in a bind...they don't have a new home to move into and want interim rental housing which is NONexistent!

Many agents do this for some reason.  I prefer to get as many people through the home as fast as we can.
