     Today, I am frustrated ...

     And the scenario over which I am so frustrated has now popped-up a few times within a very short time.  

     What's the scenario?

     Multiple new clients have contacted me for financing. Both purchase and/or refinancing assistance has been requested.  Many of these clients have related that they have been contemplating taking action for a quite a while.  Great!  So what's frustrating about all of this?

     A handful of these clients have made late payments on a car or missed credit cards payments recently.  All while contemplating a home purchase or new financing!  When I asked about the missing/late payments that showed on their credit report, each has made the same remark, "but I caught up on my payments!"

     Aaaaaggghh!! 

     My message here today is this:  Just because you "catch up" on late or missing payments ... or your billings no longer show you're in arrears ... it does not mean that no damage has been wreaked on your credit scores ... or your borrowing power has not become more limitedBecause it does and it has!

     Late and missed payments show on your credit report, are reflected in your credit scores, and can limit your options in financing, well after you "catch up" on payments.  I can't tell you how many times I warned my own kids about this ...  
 
     It takes a long time to BUILD good credit ... but it can be DESTROYED unbelievably quickly ... 


Mortgage checklist for Documents needed for Ap with Gene Mundt, Mortgage Lender     I liken it to a cut or a bruise on your body.  The scar or discoloration of each lingers well after the actual damage and pain first associated with it is gone.

     Credit Bureaus  do not "forgive and forget" quickly. Potential Home Buyers (and those contemplating a Refinance) need to be aware of this fact ... be respectful of it,  and conduct their finances accordingly.  Especially if they are contemplating a home purchase or Refinance in the near future.  

     The forgetfulness of my clients ... their financial/credit "hiccups" ...  will be costly for them in a myriad of ways.  Time will most definitely be lost while we work on repairing their credit.  (One may lose out on the home they hoped to buy because of the extra time element now involved in their transaction.)  Other "costs" may trickle down because of that lost time.  Remember that home prices are on the rise in most markets and Interest Rates have gone up and down too

     Please: If  you're considering the purchase of a home ... or hoping to Refinance the mortgage you presently have soon or within the next year, use my clients as a warning and credit reminder for yourself.  

     Stay diligent regarding your monthly payments, the dates those payments are to be made, and your credit standing.   You'll be glad you did ...

Man do I know this is a fact.  I dealt with it every day when I was a Property Manager or leasing apartments in Manhattan.  "Fixed" takes years to accomplish.

Gene I don't claim to be a genius and even if I were not in the real estate business, I'm pretty sure that I'd have been sense than to think that "catching up" immediately up me to that category of credit worthiness.  That's just incredible to me.

This is very important post for those considering home buying. Folks don't realize how credit reporting works and should be monitoring their own credit reports on a regular basis. Thanks for your post today, p.s. I agree with Doug comment #9, personal finance should be taught in high school.

Oh so true. I can't tell you how many times I talk to prospective buyers, they plan to buy soon but then they go out and buy a new car and add $600 to their monthly payments. OR as you say miss a payment etc. VERY FRUSTRATING FOR ALL PARTIES!!

I have heard nightmare stories of bad credit being all but impossible to repair, even in the case of ID fraud.  We all need to do our best to ensure that we keep track of our credit history and keep it in positive territory.

Marc:  I know being in the real estate/mortgage business that you and I are probably a bit more aware and sensitive to all the articles, blogs, news, etc. that speak about credit, credit repair.  But even with that said, I'm always a little bit taken aback when a client is THIS unaware of the ramifications of their actions.  And you're right ... depending on the severity of the credit issue ... it can be a long long time before it's completely healed.   Thanks for your input ...

Roger:  Sometimes people (including myself) have to learn the hard way.  But once learned, you typically don't forget!

Charita:  Agreed!  And exactly why this is pretty frustrating when heard ...

Pamela:  I've read that high schools and states across the nation ARE taking this seriously more and more often ... and making classes regarding budgeting, finances, and credit mandatory for graduation.  Rightfully so!

In a prior life I was a bank manager. Among other things, my job included evaluating loan applications. I remember one guy, whose loan application was declined because of a record of late payments on other obligations, becoming irate. “Eventually everyone got paid.” was his justification.

 

As a lender, I knew that we would make some loans that would become a problem. My job was to minimize the number of those loans not add to it.

Helen and Larry:  Believe me, I understand your frustration when this happens.  It mystifies me, esp. when a client that has been told NOT to ... does.  Really ... they can't connect the dots??

It sure can be, Paula.  Ask anyone that has had to tackle this uphill battle ...

Jane:  Well said.  Attention, care, and effort are all needed.  It pays to do all three, rather than have to repair after the fact ...

Nancy:  lol  I hear all sorts of stories and yes, amnesia does occur.  Not sure at that point if it's not being educated regarding the issue ... or putting their head in the sand ...

Nick:  Like much of our society, they think saying "I'm sorry", "I didn't know", or a simple band-aid will cure all.  There ARE ramifications to our actions ...

Erica:  That's the part that always mystifies me.  In this day and age and with all the info out there ... and the focus given to the recession (and all its ills) during the last 5 years ... how can they not at least have SOME idea???

Praful:  Accidents and bloopers happen.  That is understandable during some of life's events.  And typically, if not on track to buy a home or refinance, you have time to heal the wound.  But if you're focusing on buying/refinancing, your credit needs to be foremost on your mind ...

John:  Seems everyone thinks they can talk their way out of things these days.  That someone else will fix their problems. Or it's someone else's fault.  Not true!  Were you in the business when each bank used to have it's own human loan committee??

Christine:  So true!  Mis-steps happen.  No one is perfect.  But  ...
