What does your mailbox look like? Selling or not, one of the most often overlooked parts of curb appeal along with the front door is the mailbox.

This simple stand alone piece of your curb appeal can convey a very simple but clear message to prospective buyers. What kind of message would you like to convey as someone pulls up or walks up to your property?

Does your box lean, bang and hang or have rust spots? As curb appeal fixs go, a mailbox is not a major expense but it can convey a welcoming feeling and a sense that a home is well maintained and cared for. Now that alone is a huge ROI.

You don't need to go super fancy and definitely stay away from too cute or style specific. Simple, classic and clean will do.

 

If you're selling the below would be a definite NO. I wouldn't even if not selling, just sayin.country mail box

Ana, it seems like a "no big deal" item, the mailbox that is, however, if it does not show well, how difficult is it to replace it.  It is one of the first items a buyer may see.

Ana, I absolutely agree with you...cute just doesn't present as well as clean and traditional like you bottom photo.

I would prefer a cow one but a bit different from that one, but cannot do, we don't have those type of boxes near the road here.
