Here in Phoenix, not only the weather is HOT! Multiple offers, all cash offers, and bidding wars are the norm. It's getting harder and harder to find buyers a home. Getting your offer accepted could be as simple as being personal. However, she really wanted the home, so she wrote a letter telling about herself and her small child, some of the hardships they faced (not whining and complaining), and how perfect the home and location was. She also invited the Seller to befriend her on Facebook so they could see what kind of person she was. Low and behold, the homeowners sympathized with her, stating that she reminded them of their own daughter. They accepted her offer. Of course, this may not work in all cases, but it's definitely worth a try!
