Here in Phoenix, not only the weather is HOT!  Multiple offers, all cash offers, and bidding wars are the norm.  It's getting harder and harder to find buyers a home.  Getting your offer accepted could be as simple as being personal. If you're currently in the market for a new home, you've probably experienced the frustration of multiple offers, bidding wars, and cash investors. Try including a personal letter with your next offer. Tell the sellers about yourself and your family, and why you want their home. You may even want to include a photo of you/your family. This tip was used successfully very recently by one of my own clients. My client was a single mom whose first offer was turned down. However, she really wanted the home, so she wrote a letter telling about herself and her small child, some of the hardships they faced (not whining and complaining), and how perfect the home and location was. She also invited the Seller to befriend her on Facebook so they could see what kind of person she was. Low and behold, the homeowners sympathized with her, stating that she reminded them of their own daughter.  They accepted her offer.  Of course, this may not work in all cases, but it's definitely worth a try!

Jana - what an awesome way to think outside the box!  I have friends that are trying to buy in 85251 - one of the top 5 zip codes for competition - and they are getting slaughtered by cash offers....I'll pass this on to them!
