1. Lighting Change dated light fixtures for new, updated fixtures. Brass is out, nickel and bronze are the
"In", hip light fixtures. Dump that brass colonial chandalier in the dining room for an up to date fixture; Dump your bathroom fixtures and get some nickel or bronze fixtures with lots of wattage for your bathrooms. Brighter lighting will make rooms look bigger. While you're at it, change out your 60 watt light bulbs for 75 watt bulbs in your lamps and light fuxtures. Make sure ALL of your lights are "On" when you know your home will be shown to a prospective buyer. Cost: $30 - $150 per fixture.
2. Paint Add an accent wall to a room and watch it POP! Choose one or two rooms where you would like to have your favorite color on one accent wall, usually the wall opposite the door to the room. For example, I like purple. So I painted the wall opposite the door purple and put up two framed prints on the wall that complimented the purple. Painting a few accent walls will give them some "pop" and save you the cost of repainting the whole house. Cost: $20.
3. Tile Tile in your kitchen and baths likely has some cracked grout, or grout with mold stains if your house is more than three years-old. Scrape out the old grout, then spread a layer of new grout on the tile, work the grout down into the cracks, then sponge the grout off the tile surface. Cost: $15.
4. Moulding Add some shadow box moulding, chair rail, or crown moulding to your house. You'll need the moulding, paint, caulk, nails, and a mitre saw. You can buy a basic mitre saw for less than $100 or you can rent one at Home Depot or Lowes. 5. Door Hardware Upgrade your doors and cabinets with new hardware. Replace old doorknobs with new leversets; Swap out old painted door hinges for new metal door hinges that match your lever sets. Nickl and bronze are the hip, new colors for door hardware. New lever sets can run $4 - $15 each, and new hinges run $3 - $5. Turning now to your kitchen, spend $3 -$5 for new cabinets and drawer pulls that jazz-up your kitchen.
6. Security Doorbell Doorbells are so 20th Century. A video camera mounted at your front door with a 
monitor in the kitchen lets you see who is at the door, keeping you safe from potential home invaders, or neighborhood kids when your little one is napping. Buyers "ooh" and "aah" when they see the monitor in your kitchen. Gives them a "Wow" factor, and lets them know they are a little more safe with your house. You can easily mount additional camera on the sides and back of your house to keep an eye on the kids. A basic kit runs $150, and a top-of-the-line system runs $300 - $500. Some cameras are wired, while others are wireless.
7. Light Switches Buyers like the feel of Lutron's wide light switches. They are typically found as standard items in $Million+ houses. They come as standard on-off switches, and dimmer switches. Lutron switches are available at Lowes, Home Depot, and Ace hardware stores. At $19 per switch they are a bit "spendy" but your house will sell faster and for more money when home buyers feel these sleek switches.
