How we go about getting Benicia Property Management Referrals
At Delgado Property Management, we go about getting referrals through a very simple formula – we do what we say we will do (and sometimes do more). This applies to our interactions with real estate agents, clients, renters and vendors. We’ve received referrals from all of these sources on a regular basis while performing our property management skills in Benicia.
From real estate agents – we don’t buy/sell property but rather stick with our strong point of property management. So, agents feel “safe” teaming up with us to provide the best combined service to their investor clients. We help to provide the best ROI possible to the investor client and place well-qualified tenants quickly.
From renters – We start with first impressions of quality photography, nicely decorated office, professional dress code, polite reception and offering cool beverage when they enter and treating renters like the important people that they are. We find that many potential renters are frustrated by previous mis-treatment or lack of respect from other property managers.
From clients – Simply put, we place well-qualified renters quickly. Our means of doing this could be an entire write-up in itself. Due to the service we provide to the renters, as well as the suggested improvements made to the property prior to renting, we are able to achieve a higher return on investment with no headaches to worry about.
From vendors – We work with vendors to strike a balance to provide competitive pricing from the vendors (to benefit clients) yet still keep the pricing fair (to not punish the vendors). But, most importantly, we PAY our invoices quickly. It seems that timely payment is not the norm, though we believe it should be.
Through all of the above, we create a word of mouth effect through town that “Delgado is the place to go.”
We don’t always think to ask for referrals and we are often surprised at the origin of a given referral. Our “secret” is to first earn the referral, sometimes remember to ask for the referral, and then when it bears fruit to take care to re-earn a new referral in Benicia Property Management.
