When it comes to selling your home, you need to know the hot real estate trends that buyers want. Knowing these important trends will help you sell your home faster than your competition. While these are just a few, they are the top picks of what most potential buyers are looking for.

Hot New Real Estate Trends:

Smart, Affordable, Automatic Controls – As our lives become more technical, we need more technology. Homeowners and buyers alike are looking for devices that can control all the homes devices such as electronics, lighting, temperature, security and more. The iPad can help with these devices, so throw a new one in if you can budget it.

Outdoor Living – Outdoor living has been a hot trend for several years now and it looks like it is here to stay for several more years. A nice outdoor living room or a screened in patio are perfect. Top outdoor living spaces will include a kitchen, fireplace, bar, fire pit, television or audio systems. Any or all of those features will put your home above the competition.

Outdoor Living

Vegetable Gardens – More and more homeowners are growing their own food. It’s cheaper and healthier to do so. Above ground gardening is an easy form of gardening; therefore, if you have a few above ground garden beds, your home will top many buyers lists. You can build your own, or you can purchase a kit at home and garden stores like Home Depot and Lowe’s.

Above Ground Gardening

Theater Room – Many more families are forgoing vacation because of the price. So, make the most of family time by transforming one of your spare rooms into a theater room. Add a large flat screen TV, big cushy chairs, low lighting, surround sound and you have a home theater.

Neutral Colors – Using neutral colors has been a rule of thumb for years; therefore, stick to the neutral colors when painting your home to sell. It has a strong past of helping a home sell faster. Going bright or bold can be a big selling mistake. Let the potential buyer take that on themselves.

Neutral Colors

Going Green – When upgrading or remodeling your home to sell, choose sustainable products and materials. This will attract many buyers who are looking to help planet earth. Now, most manufacturers of paint and furniture offer one line or more of green products.

Going Green in the Home

Stylish Kitchens & Baths – These seem to have always been on the real estate trends list and they are still here today. Remodeling or updating your kitchen and baths will get you more on your sale price. You can recoup most of your money that you spend on the upgrades. In many cases you can recoup it all. Top kitchen trends include stainless steel appliances, granite countertops, tile backsplash, tile or wood floors, high-end faucets and lighting. Bathroom upgrade trends include tile floors, low-flow toilets, tile and glass showers, and high-end lighting and faucets.

Erika, it would be a home run if a homeowner had all of these ideas in their home, most will not, but even a couple similar improvements like these goes along way to maximize appeal.
