Over the last few months as the lower inventory forced many buyers into bidding wars our clients were quietly signing contracts to buy new construction. At least once a week we are out in Fairfax, Prince William and North Stafford looking at what the builders have available. Each week we receive multiple emails from these same developers letting us know what they have in home site specials and move-in ready homes.
Currently we have a client building a home at One Loudon and another at Marina Landing. All of these clients looked at resale homes but quickly realized they could get a better value with less stress by buying new.
The good news for buyers working with our team is our experience on the other side of the table. We have represented builders on pre-construction projects throughout Northern Virginia. As a result we understand builders contracts and negotiations. What most buyers looking at new construction don't realize is you wont' get a better deal without an agent. In fact over the years talking with buyers who were not represented you learn how much they may have lost out on thinking they would get a better deal going it alone.
