Port Royal is the pinnacle of Naples Real Estate.  Originally platted for 604 home-sites, it's one of the few places in the World that actually shrinks in size as time marches on.  Not in a geographical sense but in a numerical way.  As the popularity of this neighborhood continues to attract more people from across the globe the lifestyle envisioned by it's pioneer developer, John Glenn Sample, has taken on a new twist.  Beginning 15 to 20 years ago Buyers would snatch adjoining lots (often more than a couple) and tear down the existing homes to build their dreams.  

An aerial view of the South West portion of Port Royal in Naples, FL The basic criteria for many Buyers here has almost nothing    to do with price and all to do with location and waterfront footage.  Not all homes are located on navigable water and that will affect prices dramatically.  It's not unusual for an owner to buy the neighbors home with the idea of creating a personal oasis while here during the season.  Beachfront lots may exceed 1,000 feet of depth and contain up to 5 acres or more.

 

We have homes which contain up to an acre of living area, being a deed restricted community, the minimum is 2,800 square feet.  The typical lot is at or near a half acre and is roughly 100' by 200'.  Commanding views bring commensurate commanding prices.

 

There are 50 homes listed now, generally priced between $3M and $20M, however, the past year's 42 sales averaged $6,175,000 and had a high of $14,000,000 and a low of $2,300,000.  Lots range from $2,900,000 to $9,450,000  and there are only 7 ready for your design.

 

The center of the photo shows Admiralty Parade with it's beautiful natural views to the South.  Nelson's Walk is at the lower right and provides great protection for your boat and contains some long water views to the North and East.
