As I sit at this open house for a young couple, I am thinking about what I'd like to say to my future seller clients.

  • You're getting ready to invite strangers into your home - please put your dirty laundry out of sight.
  • When I ask you to touch up the scuffs and dings on the wall, it's important that you use the EXACT SAME PAINT.
  • If your child knocks a hole in the wall - please have it repaired. It doesn't show well when I've advertised your home: "same as new."
  • Please stow away all personal hygiene paraphernalia in your bathroom. You want the buyers to imagine themselves living in this home ... and nothing else.
  • When I schedule an open house, or you receive a showing request -Help me to help you sell your home - Open the window coverings, turn on the lights, make the beds, clean the baths, kitchen and floors, wipe the counters and appliances, run the dishwasher and if necessary the self clean cycle on the oven.
  • Think Model Home: get rid of all clutter, clear off your counters and put out one pretty focal item like a bowl of fruit, or flowers.
  • Fresh towels folded in the bath - put away all the trays of makeup.
  • Make sure the yard is clean, mowed and if possible put out some pots of flowers near the front door.
  • When agents call to show your home - say "YES" this is not the time to be high maintenance and give all the excuses why it just won't work for you. If they don't see your home - they won't buy your home.
  • In many markets, sellers are competing with pristine model homes. That should be your target when preparing for a showing. If you've forgotten what a model looks like go walk through one and get some ideas for staging your home.
  • My last sale involved a couple who had collected over 30 yrs of furniture and nick-nacks. It took them 10 days to de-clutter and achieve the "Model Home". I listed it on a Monday 30k higher than the neighbors home (same floor plan), the house sold after 2 showings, in 3 days.
