" Are You Sure This Is The Right House? " When a showing starts with this question it's all downhill from there.

Today I was out with buyers looking at homes in Brentwood TN. We were looking in the $250- $300,000 range and had seen a couple fairly nice homes when we suddenly walked in to
"Nightmare On Never Going To Sell Street!"

I proceeded to walk through this home and with each step it became clearer and clearer, no one was really all that interested in selling this home. Not the agent, or they would have done something about the condition, and certainly not the owner, as it was obvious that even an investment of a $5 can of oven cleaner  or a mop and broom was beyond their scope.

 

 

Every toilet was scummy, the trim on the back doors was rotten and had been poorly painted with flat paint ! It looked like a hack job done by a blind monkey! The finished basement looked like it had been finished by Godzilla in a rush and the retaining wall in the front of the property was slipping outward alarmingly. I was appalled, this was not supposed to be a ghetto rental, you know what I mean? Brentwood is probably one of the most upscale areas in Middle TN! Now mind you, the average prices for a home in Brentwood is $400-$600,000 up to the Millions, so we were definately on the low side, but it was in line for the neighborhhod comps etc. The problem was that the other homes in the same neighborhood for approximately the same price were in much, much better shape! My question to the agent and the seller would be this. Are you blind? If you were looking for a home to buy and walked into this mess would you buy it?

Mike- True but as a listing agent I would have gotten this cleaned up! It looks terrible!

Vanessa- We as Real Estate agents have a clause in our agency for obedience. Mybe the seller won't listen to the agent. maybe the agent is trying to make a point to the seller to get them to clean up the listing. Maybe, the listing agent has some obligation that they could not decline the listing. We must not judge. On the other hand, as a listing agent choosing to list a property is our option. We can always pass on unreasonable relationships.

This could be an excellent bargain, Vanessa, down the road when they realize it will not sell in this condition. Boggles the mind what you see out there, sometimes. We walked into a potential listing one time and there was a dead mouse behind the refrig - covered in dust! (could be seen plainly when walking into the kitchen) Aaaaagh!

Mark- I understand what you are saying. But I have gone and cleaned up smaller messes myself at listings. Unfortunately sometimes we do not know it is unreasonable until we are all in it. I would rather go clean a toilet than allow buyers and agents walk in to messes that I could do something about. That's just me, my choice and opinion...It is a discount brokerage as far as I know...

Vanessa- It's gross, no question, but the agent maybe an out of town agent, who knows. I would rather give the agent the benefit of the doubt. I would hate to think they thought this was acceptable. If they do, shame on them.

Vanessa,  I understand that you were appalled by the condition of the house.  However, it could be a REO Property and I have never known a bank to go in and clean up a property before putting it on the market.  Further, I have seen a lot of homes in our area that looked like this after they had been vacant for a while.  Just sell them as needing TLC or a fixer and who cares?  Personally, I would not go in and clean a property at my expense.  If the seller won't pay for the clean-up than it stays the way it is and gets advertised accordingly or I don't take the listing.  As the old saying goes, there is a buyer for every house regardless of the condition.

Mark- Yeah your right, it just is a bit off puting. You have to understand that this area is VERY upscale and to see a home listed with no mention of needing work or anything and priced the same as the others in the neighborhood is quite odd...

Sandra- You also make good points, although there was no mention or docs mentioned that usually are when it is an REO. I would not clean a whole house but I have been known to swish a toilet brush or sweep a pile of dirt off a floor... Thanks for reading and for the points you brought up!

Here are a couple of pictures from a home that had horrible tentants. They were in the home for 6 months (brand new construction). On the right that is the carpet padding, a closet door and just trash.

Unfortunately, many of our homes are bank owned properties that look like this.  A major clean out is required and we have a team of people that do a wonderful job.  Amazing what a little clean up with do for the sale.

Ok, so yesterday the listing agent called me for feedback. I can not say for sure, but I suspect a newer agent. Many of you were correct in thinking that it was not lack of caring I guess. She indicated that she knew full well what the house looks like and had been unable to get the seller to cooperate or list it at a price that reflects the issues. I told her exactly what my clients and I thought. But here is my issue still, and I know many do not agree with me; After beeing on the market 100 plus days and all feedback the same, I am either going to clean it up myslef to get it sold and stop wasting time and money or drop the listing. It is apparent that the sellers are unwilling to believe or do anything by this point. Just me...
