Washington County, MD Real Estate Market Statistics, August, 2013

 

Currently, there are 828 active listings of homes for sale in Washington County, Maryland.  22 (2.66%) of the available homes are lender owned foreclosures (REO).  107 (12.92%) of the properties for sale are short sale pre-foreclosures. Short sale transactions require the approval of the secured mortgage lenders since the proceeds of a sale will not fully satisfy the outstanding mortgage obligations.

Let’s compare the current inventory with the sales data during August, 2013.  The total sold dollar volume was $27,660,975, up 38.55% from the same month last year. There were 136 closed sales, up 27.1%, at a median sold price of $180,000, up 7.46%. The average sold price in August was $203,390, up 9%, with an average of 83 days on the market. The average sold to original list price ratio was 92.77%.

The good news for home sellers is that the area real estate market is on the road to recovery. The good news for home buyers is that it is a great time to take advantage of attractive home prices and low interest rates.

Hi Roy, Another great report and for sure the market is in recovery mode. it has been slowing down here some but I think that it is also healthy to have a study and well paced market. The Dahlia you photographed is just outstanding. The colors and contrast patterns are amazing.
