So, you made a trip to Naples thinking that you were going to make a real estate purchase but you left emptyhanded? What happened? What went wrong? Here are some common mistakes and tips that will improve your chances of owning your own piece of Paradise. 

  • The shotgun approach of talking to half a dozen real estate agents will make you only a "suspect" in the eyes of all of the agents and you won't be receiving the total commitment from any of the agents to work hard for the best deal for you. Align yourself with a Realtor® that has local knowledge and you trust is looking out for your best interests. You have the option to sign a Buyer Agreement with an agent which raises the level of commitment from a customer to a client. 
  • You are putting yourself behind the 8 ball when you search for homes on websites like Zillow and Trulia. Do your internet searching for homes on a reliable, local website that is connected to our MLS system for updated, accurate information. You'll avoid wasting time by asking about homes that have already sold or are under contract. The market is moving - you need good information.
  • The real estate market may be different from your perception of things. If you are bringing with you the idea that there is a huge surplus of homes for sale and that every seller in Florida is desparate to make a sale, then guess again. All the more reason to get associated with a professional real estate agent who has a finger on the pulse of a very localized market. Ask questions, listen carefully and get educated to the special nuances of the Naples real estate market. There are things that make buying a home here different and they will affect you and your pocketbook.
  • "I want a newer single family home, 3 bedrooms and two bathrooms, at least 2700 square feet, a two car garage and a big, private lot in a location west of Route 41 within an easy walk to the beach..............and I don't want to pay more than $500,000." It doesn't matter what your budget is - $500,000 or $5M - nobody gets all 10 things on the wish list. Give serious thought to your priorities and tailor your own wish list to your own version of the Florida lifestyle. If the beach is absolutely the Number One priority, then realize it comes with a certain price tag. Your own picture of perfection might be a home with a lake view on a golf course. You might want a property that rents well on a seasonal basis so that you can cover your carrying costs while you are not in town. Perhaps the convenience of a "lock it and leave it" condo appeals to you because you still spend months up north. Make a list of the priorities and make sure that your expectations are realistic.

Barbara, it is tough for some buyers to admit they missed the bottom.  They thought the bottom was going to wait till they are ready.

Larry/Sheila, even as a Realtor if I were to buy in another state, I would go direct to a professional to take me through the process which is different from one state to another.

Roy, even if you built your own, it still would not be perfect.  I've found my clients the perfect home over and over, but then they did not want to pay the price.  Thanks for stopping by.
