Many real estate agents market heavily to attract buyers and sellers. It's called prospecting, and it's a fundamental aspect of our business. If that pipeline isn't full, without a second source of income you start sweating.
My last two clients came to me just by being in the right place at the right time.
On Sunday, one of my original clients wanted to see an open house in a gated community. I could have let her go alone and just tell them she's already working with another agent but I didn't. I wanted to see the house...and I didn't want to rake the leaves on the front yard.
I was a few minutes early, sitting there reading a book and watching the cars going up to the guard house to be let in. One of the cars got into a heated discussion with the guard and ended up backing up from the gate. The driver saw my real estate sign on the car and stopped to talk. The guard wouldn't let her in to the open house because she wasn't with an agent. Apparently, the listing agent never made arrangements to let people in. To say she was upset was an understatement. Guess what...she came in with me, and although she didn't like the house...I have a new client. BTW, my original client didn't like the house either. Of course, the downside is that those leaves aren't going to pick themselves up either.
My second new client was yesterday. I was showing a couple a house and we were talking in the driveway. They didn't care for the house so we were making plans for today. While we were talking, someone drove up and got out of their car with a listing. He mentioned he saw the house on Zillow and wanted to get in to see it. Jokingly I said...is someone from Zillow going to let you in? He looked curious...do they do that? No they don't but Realtors do...let's go in there and take a look.
I've had good results with my prospecting...but these two are the icing on the cake. Rare, but it feels so good.
