Many times home buyers are interested in working with a For Sale by Owner. They think they are going to get a great buy by bypassing a Realtor's commission. Sometimes the seller will even tell the buyer they'd get a better deal if no real estate agents are involved.

Typically, the seller pays all of the Realtor fees for both sides. (Many buyer's don't realize they can work with a professional buyer's agent and not have to pay their commissions)

I understand the need and desire to save a few bucks, especially in our economy. However, the money that you save today could end up costing you thousands of dollars more later.

Did you know that a seller can be held liable for not disclosing any major defects or occurrences to their home? Perhaps the FSBO seller is trying to hide something and they fear that when a buyer has a professional agent representing their best interests, they might get caught?

Maybe their home had prior fire damage and since it was renovated, they don't feel the need to disclose it? Maybe their home has structural issues or a basement that floods during heavy rains?

Most interestingly, FSBO sellers rarely receive a written offer unless the buyer is working with an agent who has the ability to manage the transaction.
