Le Jardin Market Report -
- Your European-Inspired Waterfront Estate Awaits You in Fairburn, (South Fulton - Atlanta) GA
Giverny, a village in France best known as the home of Claude Monet’s Garden, has “relocated” to South Fulton, Georgia! You will now find it in the city limits of Fairburn, Georgia as part of the well-conceived but under-built Le Jardin -- an über-luxurious, exclusive waterfront residential development. Once inside the guarded gates of Giverny at Le Jardin, you won’t want to leave. Breathtaking and stunning, and reminiscent of Monet’s home town, Giverny at Le Jardin is the south side’s answer to the north side’s exclusive, high-end residential real estate market. It is truly a special place.
Located at the southern tip of Atlanta, Giverny at Le Jardin's homeownerswill love the convenience of being only 30 minutes south of downtown, 20 minutes west of Hartsfield-Jackson International Airport and 10 minutes south of the ultra popular Camp Creek Marketplace. This mix of partially developed land and prime waterfront property is South Fulton’s undiscovered gem. Originally part of Le Jardin’s 1100+ acres of self-contained replica French gardens, this exclusive residential enclave, is expected to one day rival high-end communities across the globe both aesthetically and structurally.
Giverny at Le Jardin’s yet-to-be-improved property sits on 400 green acres. It is already platted for 167 two-to-three-acre estate sites, with twin lakes and ample green space and is ready to host multi-million-dollar estate homes. Offering a resort-style lifestyle, the two onsite lakes provide a tranquil setting and excellent fishing, and the natural undisturbed habitat which once was home to horses, also includes free-roaming deer. This guard gated neighborhood might fare nicely as an equestrian or golf community (though it is not one now), and is sure to attract an international clientele.
In fact, the vision of the land’s original developer, Brian Jordan -- one of the few special athletes to achieve stardom in both Major League Baseball AND in the NFL -- was for a mixed-use residential, retail-recreational community with artistic green space, european-style gardens and french-inspired world-class art.
But after platting the subdivision, Jordan’s dreams were derailed when he and his partners had to file bankruptcy following the 2007-2008 residential real estate collapse. Though their dream has risen again, the original developers are now mostly gone from the development, save for a couple of lots held aside for their personal use. This is such prime property that when the bank-owned lots came back on the market, developers and investors quickly scooped them all up at bargain pricing.
Building of the initial estate homes in Giverny at Le Jardin’s exclusive enclave is expected to commence in March 2014. To preserve the intended architecture of the community, only a couple of builders will be approved to build at Giverny. Initially slated are no more than 29 homes, all which will sit on a minimum of 2 acres each. Most homes either sit in cul-de-sac lots or overlook the waterfront. Even those homeowners without waterfront views can stroll along the lake and through the nature areas. Completed homes are expected to start at $2 million and go up from there.
There are currently a couple of individual lots for sale at Giverny at Le Jardin, priced at $200,000 a piece. These lots came on the market in October. However, it is anticipated that the remaining small investors will eventually sell their lots to a major builder who will build out the subdivision.
