Nashville TN Oak Hall, 12 South and Lipscomb area Home Sales Statistics – 2013 Market Report

Nashville TN Oak Hall, 12 South and Lipscomb area home sales have increased this year in both volume and median price!  When considering single family home sales between January and November, the median sale price is up 10.2% from 2012 to 2013!  The median sale price for 2013 surpassed the median sale prices for the past 7 years!  This doesn’t necessarily mean that every home is worth more than previous years but the local market as a whole has greatly improved and is moving out of the down market we’ve experienced the past several years.  Similarly, the sales volume for 2013 has surpassed the volume of 2006.  Also, the median Days on Market has dropped and 12 South & Lipscomb area homes are selling faster than they have in 5 years!

THe Lipscomb area has been very hot for a long time now, for reasons that are obvious to me, students and teachers looking for a place close to the college. 12 south is different, it's more young professionals who work downtown and want to live in a trendy area. I think long term the lipscomb area will be a better investment but investors seem to agree and the prices are higher.
