If you're interested in Ft. Lauderdale Luxury Home Auctions or Ft. Lauderdale Waterfront Home Auctions, then you've most likely heard about the Ft. Lauderdale Luxury Real Estate Auction scheduled on March 28, 2008. The Homes to the left are Ft. Lauderdale Waterfront Homes for Sale, Ft. Lauderdale Ocean Access Homes, and a Lighthouse Point Waterfront Home, which are just a few of the Broward County Luxury Homes that will be included in the 3/28/08 Auction. Of the homes pictured to the left, I toured 1235 E. Lake Dr. (the first home pictured) on 2/27/08. It's a fabulous Harbor Beach Home for Sale. You might recall my post about this Ft. Lauderdale Oceanfront Home for Sale. Click on their pictures to view additional pictures and details. The Auction will also include Boca Raton Luxury Homes for Sale, as well as Luxury Homes in Boynton Beach, Delray Beach, Miami, Aventura, Palm Beach, Deerfield Beach, Jensen Beach, Key Largo, and Stuart/Hutchinson Island. Per the Auction Ads, over 15 properties will be selling "Absolute" (which means they will be sold to the highest bidder, UNLIKE a "Reserve" auction listing which will not sell unless the bid meets the minimum amount/reserve set by the Seller). The Auction Company does not typically disclose in advance a full list of all the properties that will be sold "Absolute", so there's no way of knowing in advance. For this Auction, the only listings that have been advertised in advance as "Absolute" are a minimum of 10 Wilton Station Townhouses. That being the case, I'm not sure if any of the Luxury Homes will be sold as "Absolute". From local Auction results that I've observed so far, very few Luxury Home Auctions are scheduled as "Absolute", which means that often they remain unsold after the Auction because none of the Bids met the Reserve. Regardless, a number of these homes are priced attractively and could be of interest if you're searching for Luxury Homes in our area. If you would like to schedule viewings of any of these homes, please call or e-mail me so that we can schedule an appointment. Following are the instructions for Bidders and if you're planning to Bid on property, I will need to register you as a Bidder with the Auction Company, as well as accompany you on the day of Bidding. Hi Ric, according to Auction reports, "A number of Wilton Station brownstones and condos that were absolute provoked some heated bidding wars. Five brownstones priced in the $500,000-to-$600,000 range all garnered bids, ranging from $230,000 to $275,000."
The Auction just happened Friday and in the upcoming days, I will be watching the MLS to see which of the Wilton Station units have their status updated to "Pending", indicating that Offers have submitted and accepted.
