Buyers, Be Flexible

HomebuyersHome buyers will often start their home search with a very specific list of wants and needs in a home, including area, price, square footage, number of bedrooms and bathrooms, etc.  Some are even more specific, stating wants such as type of flooring, type of counters, color of cabinets, appliances, etc.  These home search criteria are presented to their realtor of choice.  In turn, the realtor's job is to find homes that best meet these criteria.  If I, as a realtor, can find a home that meets all of these criteria, yahoo!  Everyone's happy!  Finding EVERY item on the list doesn't always happen.

Many times, a realtor will have to go slightly outside of the buyer's criteria, not because they're not listening to the client or they want a bigger sale (bigger commission), but because there's simply nothing available that meets every single item on the buyer's list.  I was working with a client (let's call him "Sam," who was adamant about having it all.  He repeatedly told me, "If you can't find anything with everything I want, I'll just wait until something comes up."  Believe me, I tried everything in my power to find him what he wanted, including going door to door in his neighborhood of choice asking if anyone was interested in selling.  NOTHING was coming up.  Sam, also, was searching the internet and driving neighborhoods, but to no avail.  This went on for a few months until Sam finally came to me and said, "You know what?  I don't really need that extra bedroom or third stall in the garage."  Seriously?!  There was several homes that would have been perfect for him had he let me know he was flexible in these areas.  Unfortunately for Sam, many of these homes had already sold.  We did find him a home he's happy with, but the search was longer than it needed to be.

Another buyer, let's call her "Sally," was also very specific in what she wanted.  She wanted 2000+ square feet and a private pool within her price range.  Sally remained flexible and viewed properties that closely met her criteria.  Long story short, Sally fell in love with and purchased an 1800 square foot home with a community pool.  She was ecstatic about the open floor plan and not having to maintain the pool herself.

Every buyer's wants and needs are different, and we all have things we can't live without.  I totally understand.  The point I'm trying to make is that when you're flexible on certain aspects of your home search, you might be surprised at what you'll find.

Buyers must go through the buying process... One way or the other they learn tha t sellers have their wants and needs as well and money and or compromise is most often the great solution to all achieving their needs and wants

Jana: often they see certain features on photos while doing their own Internet searches so the put it on their list. But when it comes right down to it, they need to be prioritized such as neighborhood, stairs or no stairs, attached or not, size of garden, number of bedrooms and bathrooms, and approximate square footage.

Great post Jana.  It's interesting that buyers (particularly first time buyers) often will have an agenda of "wants" based on an ideal that they have been exposed to on the many HGTV, TLC etc. TV shows that they have been watching and when it comes down to actually making the hard decisions, that agenda evolves.

Sometimes they do not know what they want until they have looked around a bit.  Then other times they let the perfect one go because it was one of the first ones they saw and regret it later.

I agree, buyers need to be flexible because chances are, that they will not find all their must haves in every home they view.  So something will need to be crossed off their list.

Sooooo many times have I ended up selling a property that wasn't even CLOSE to what the Buyer "originally said they wanted".

If left to their own devices, some buyer's wants will be so specific that there will be nothing on the market to match their desires. We need to think in terms of deal breakers. Everything else has potential!

Some buyers try to force the market. They did not act when it was time and the inventory was high and now they are getting too picky and do not want to listen with the result to loose their dream home.

It is sad to see that.

I've suggested to buyers who are so inflexible that it will be almost impossible to find all of their "must haves" and they should consider building a new house with everything they desire.  Of course most don't want to go through new construction, plus the time and stress but some will seriously look at getting it all in a new house.

This is so true.  Sometimes we think the client is unyielding because they lead us to believe they are in an attempt to push us to get them perfection.  If we ask them what features they are flexible about in the beginning, most of the time they'll tell us.  I've had buyers who finally admitted that they couldn't agree with each other after months of looking at homes.  I couldn't figure out why they would like a home and then not make an offer.

My last sale is the perfect example - "No way" this couple was going to buy anything but a detached house with off street parking - They ended up with a brand new townhouse in a planned community and BTW are very very very happy!

Amen!  Gotta have this talk at the beginning of the process!  Buyers will compromise eventually--in the beginning they seem to think they can get everything on their wish list, that is rarely the case

I remember when the market here was saturated with homes and buyers would walk through the front door, take a look at the color of the tile floor and say "Next!"  Not so much anymore.  Concessions have to be made and instead of expecting 100% of their top ten list to be fullfilled they need to be more accepting of 75-80% if possible.

Usually the biggest problem is that what they want truly exceeds their budget!

So true.  Finding the "perfect" house is never a good thing for a buyer to consider.  If they can be flexible on a few points, they'll shorten their process, just like you mentioned.

I can understand someone being picky, but you are right, they need to be a little bit flexible.  Not only about the criteria, but your time too.  I had one client, who demanded that whenever she called, I had to drop what I was doing to show her a home, even if it needed a 24 hour notice.  She told me, if I was a good agent, I would be able to arrange a showing when she called me.  Needless to say, I told her to find another agent after 3 weeks.
