 Wisconsin     When you have been in the same market for a long time, you know the agents...the areas they cover, the way they price as listing agents or sell as selling agents.  We always say that our area is really just a "Big Small Town."  Even though it is the most populated area of Wisconsin, we work in a wide area geographically due to our niches in divorce and short sales. We know agents throughout a number of counties.

  cell phoneYesterday the phone rang...an agent had questions about a new listing.  He concluded the conversation by saying, "I am out of town, just give me the lockbox and my Buyer will tour the property...I will let you kno"w how he likes it."

  The agent has been in the business for decades...not a Newbie by any stretch of the imagination.  We were not believing our ears.  "Call us when you return if the property is still available...when you accompany the Buyer to the property, we will furnish the lockbox combination." lockbox

   You wonder how many times he "forgot to mention" to an agent that he would not be present....No ....no one tours a property of ours that is not licensed or accompanied by a licensed agent.

Sally and David,

Wow, this crazy, and what where they thinking...In the luxury real estate market, there are no lockboxes, the listing agent is often present not to interfere but to ready the place to be seen with lights etc.  One of our friends here, has to notify the estate manager to open the home and adjoing buildings, and it often takes a half an hour to an hour to prepared for the showing.  There are valuable pieces of art big and small enough to slip in the pocket.  

I feel that the listing agent MUST have the sellers back regardless of the situation. A

agents do have a duty to watch sellers' backs, front doors, side doors...this agent is a Broker/owner and that makes it sadder

Simply ... wow.  Can't begin to imagine that homeowners would be happy about this, let alone the other real estate professionals in the transaction.  Glad you stood your ground ...

I guess this is something listing agents need to ask callers "Are you going to be accompanying your buyer?"  99% of our listings are on Sentrilock in my area.

This is an absurd request. I never give lockbox codes to buyers. That is a big no no!!! The vacationing agent should have a backup agent to take his spot to show the buyer the home.

I once knew of an agent would would drive her buyers around in her car.  When they pulled up at a listing, she would give the buyers the lockbox code, then sit in the car while they toured the house.  Needless to say she wasn't allowed to do that at my listings.

Sally and David, this is unbelievable and somewhere close to illegal, crazy, ludicrous! I even guard the code on combination locks from all eyes except mine; I place my hands to cover the code from others standing close. Those codes and lockbox entries are meant for the Realtor/Agent/Inspectors, etc.  and he or she only. It goes beyond ethics; to me, far beyond ethics. This is anothers' property and must be protected at all costs. In no way do I want to be visited in a future day to be informed that perhaps my customers revisited and burglarized the home in the middle of the night.. If you cannot follow through on a showing appointment, GET SOMEONE TO REPLACE YOU! Thank you for your post, Sally and David
