Irrigated Farm Land Owners and Tenants:
I am working with a group of Investors who are looking for Irrigated Farm Land in Nebraska, NE Colorado, or good quality farm ground that is in Iowa.
Many owner/operators sell the land to the investors and then lease it back. Thus taking advantage of the current high land values to cash out and yet continue farming the land.
This works especially well when the next generation is not farming or you are the current tenant.
I just completed one where the seller is doing a 1031 Exchange and buying ground closer to his home, yet is still farming the three quarters he sold to my investors for at least the next two years!
If you are leasing the irrigated land now and the owner is offering you first chance but you cannot buy it...this is a the type of opportunity that works well with these Investors. They will buy and lease to the current tenant at the area rates per tillable acre.
It is a win-win-win. Your landlord sells to my investors who then become the landlord and you keep farming...which is what the original landlord and you really want.
