Biggest mistake first time home buyers make and how to avoid it.

First time home buyers these days get information from the internet. They may also feel they know everything about buying homes because they watch Television shows.

The biggest mistake a home buyer makes is buying a  more expensive home than he can afford.

Here are some tips for home buyers.

1. It is important to get prequalified by a lender before you start looking at homes. You should know about your credit and the type of loan you will quailfy for and the amount of mortgage and cash needed to buy a home. You may qualify for a larger amount than you feel comfortable paying. You should know your situation best based on your spending habits. eg If you are paying rent of $1500 and you qualify for a mortgage payment of $2000. Ask yourself this question - are you saving $500 dollars a month from your paycheck ? If you are only saving $200 maybe you should get a mortgage for lesser amount.

2. Buyers have a wish list that is not realistic based on their affordabilty. You should sit down with an agent and give the agent your wish list and your must have list. The agent will show you all homes in your price range. It is not a buyers market anymore so do not go to see homes that are priced too high  expecting the seller to accept low ball offers. You will be disappointed. There may be bargains in some parts of the country . Your agent can help you and provide the information.If you want most of the features and amenities from your wish list you may have to either lok in less expensive school districts and remote areas .

eg I recently worked with a buyer who wanted granite counter tops, large main bedroom, walk in closets, basement,deck,newer home in Central Bucks school district. She wanted a detached house. Then she saw that for the price she  could not buy a detached house so she looked at lots of detached homes in other  school districts. She also looked at older detached homes in Cental Bucks . After looking at homes for days she was exhausted and confused as to what she wanted and then said she looked at her must have and wish list and found that a townhouse I showed her had everything on her wish list and it wan an end unit and felt like  a detached house. She bought the townhouse.

Tip # 1 for home buyers - Buy a home you can afford.

SOOOOOOO much available information on-line, buyers know EVERYTHING, almost offended when you recommend getting pre-approved prior to looking at homes.

It's really become evident that people choose Realtors by the amount of info each posts and how often they're seen popping up on the internet. And, immediacy is the new norm. Consumers look and look and look on-line. Then, one day something causes a stir in their bosom and they contact that Realtor. Statistics are everywhere trying to support this or that best Realtor practice, but really, you've got to be active, visible, relevant, and pleasant - and a lot of those efforts are best shown via an on-line portal like ActiveRain.

This is something that many buyers don't consider.  I can see buying at the top of the food chain if the buyers are going to have upward mobility in their job/career horizons.  Sometimes it's a good move to over-buy (at the current market) and grow into the home.  Saves a resale a fews years later.

Gita, we see buyers often think they can buy more than what they are qualified for.   Usually after showing 10 homes, they get it.

Carla, I agree. They should buy a house with items on must have list but not something that they cannot afford unless they are prepared to sacrifice and cut expenses for otehr items.

Awesome post.  Getting pre-qualified is very important so that you do not go out there and waste their time looking for stuff that they cannot afford.  

Also I think another important item you must discuss with your buyer is that they must not go out there and apply for further credit cards or purchase something big that would affect their credit until after the purchase is completed as you might get a surprise when they find a property and go apply for the loan.

I can truly identify with the part about the lowball offers. Many first timers will talk to parents or others who bought "back when." They are almost always counseled to go in with bluster and make that low offer, safe in the knowlegde that a friendly round of negotiations will begin until the happy medium price is reached. It, as you say, is not a buyers' market. Sellers will sniff at such offers and either counter with full price or just wait for the more realistic terms to come across from another prospective buyer.

I always tell my buyers to try to go about 10% or more UNDER what they are approved for. This way there SHOULDN'T be a strain each month when they make that Mortgage payment - and they're not dog-cussin' me for "making" them buy that expensive place!!
