FSBO or RE Agent: Avoid The Biggest Home Seller Mistakes

While I believe if you are in North Texas, in particular Frisco Texas, or anywhere in the nation you should be using a Realtor®, I respect your right to try and sell your home on your own. Regardless of your choice, please be aware of these big mistakes sellers can make. Before jumping right into it, I want to remind you of the three Ps to successfully sell your home: Pricing, Preparation and Presentation. I did not realize these were even as important as they are until this great information surfaced. 

Biggest Home Seller Mistakes

Top Three Mistakes

The top mistake is overpricing your home (Pricing.) If you price yourself too high you will eliminate a number of buyers and you may also be putting yourself in the bottom of a higher range. The higher your price the fewer potential buyers you will have looking at your properties. Remember the first two weeks of a listing are the times when you have the best exposure. Do you want to minimize that big splash into the market by listing your home at too high a price?

The second most common mistake is showing availability (Presentation.) It is imperative to make your home available for potential buyers to see your home. If you have a buyer ready to see your home that means they liked the pictures and description enough to make a call and want to see your home. The idea is for you to make your home easy to buy. Making it available is part of making it easy to buy. Please try to consider your home for sale another asset that you have to present to buyers in order to sell.

The third most common mistake is cluttered space (Preparation.) This combines another top common mistake unpleasant odors. In order to get potential buyers to view your home there are several hurdles to overcome. The first is removing the clutter from your home. This will allow you or a professional photographer to take great pictures. Pictures have now become the first curb appeal. This is what will entice buyers first to explore your home as an opportunity for them. Then you continue to work your way in by cleaning up the outside and giving it traditional curb appeal. Now your buyers are not only ready to enter your home they are anxious to see what lays in store for them

Great post! I would add a 4th P, which is an agent PROSPECTS for their sellers. I call buyers in my database, call fellow agent to make sure they know about my listing, etc.

Hi Shannon - I also add a fourth P for promotion which is what I think you are referring to as well. I just have not gone to the 4 Ps but may have to. You approach it in a similar manner to how I do with getting the word out. Whether we call it prospecting or promotion, it helps our clients. Thanks!

Hey Joe - what a frusration. Even if you get a buyer for the higher price it probably will not appraise. Now you've lost a buyer and all that time.
