Having been a General & Manufactured Home Contractor as well as a Manufactured Home Dealer, Developer & Real Estate Broker for the past 3 decades I've come to realize that There's Nothing In This World Made By Man Including Man Himself That Doesn't Have To Be Maintained. This is especially true in the housing industry be it SITE or FACTORY BUILT.
MOLD especially BLACK MOLD can not just kill your deal. It can and has been known to kill people as well. As a CONSTRUCTION DEFECT EXPERT WITNESS I've been involved with several MOLD related health issues. A couple were even a result of a death. This is very serious and nothing to mess around with.
If you don't take care of your own home or have the financial wherewithal to hire it done don't expect your home to look its best after a few years when you decide to market it.

And by all means don't take it out on the home inspector who has to give you all the bad news about how much it's going to cost you to get it ready to market.
Overhanging branches from trees can and will cause you nothing but trouble. The debris and fall will clog your raingutters which will eventually lead to drainage problems around the perimeter of your home. They may look nice but if you don't MAINTAIN them you will pay the price at the end of the day.
Deferred Maintenance is one of the most pervasive issues yet most neglected there is in marketing a property effectively and efficiently. You can either do it as you go and absorb a lot less cost overall.
Drainage issues are one of the leading deal breakers in Real Estate resales. Most folks never address drainage as it is most often out of site and therefore out of mind and aren't discovered until your home inspector discovers it. Drainage repair can cost thousands of dollars and WILL cost you a sale.
Or you can put it all off until that day finally arrives and you awake to the reality that the dry rot, decomposing materials, lack of paint, new carpeting, flooring, window coverings and appliances are dated and may even be in a state of disrepair.
Leaky toilets, bathtubs and plumbing fixtures can be a disaster not to mention health hazzard waiting to happen if ignored.
Don't become a victim of your own ignorance and don't wait until your Home Inspector gives you the sad news in the middle of a sales transaction.
Be proactive and deal with these issues on an ongoing basis. Waiting until you are ready to market your property could not only cost you a deal. It will cost a lot more money to deal with a long term neglected problem.
