Todays post is about a home that was built Thirty Four years ago. There had been a lot of changes to this home over the years. But I feel there had not been a single "Proper inspection on the home" since it was being planned for the build.

This home started out a s a "Quad plex, changed to a duplex, then changed again to a single family home".

This 1.500 SQFT home had never been right from the start. I have stated over the years that the local building inspectors never seem to look in the attic's of homes. Is this a local building inspector's complacency?

The attic.

It would seem that this homes attic had never been inspected by anyone at any time. WHY?

We at Desert Sun Home Inspections inspect the entire home.

This is what we found, or not found in the attic when inspecting this home.

Missing insulation in attic.

There was no insulation in the attic. To be totally honest there was about one bag of loose fill cellulose insulation that seemed to be thrown around from the attic access. That was it.

This was and is an issue. Why did it take Thirty Four years to find the issues? My thoughts...Because the home finally had a inspector that actually did their job the right way.

Yes indeed. It got as high as 118 last year for about a two week span. In the attic, about 180+. Not good.

I told the buyer she could save around $50.00 a month just by adding the right amount of insulation. A year later she would have her investment back.

I did use that title a while back. But it would have been a dead give away for the post. I did recommend a full insulating of the attic. Now it's up to the buyer and seller to hash out the details.

I scratch my head and wonder why some issues go so long without being rectified especially if it would benefit the people living in the home to have things like more insulation or saftey issues fixed.

This was an issue that should have never been an issue. This was never inspected by anyone. if it was then they did not do their job correctly.

Pretty simple. The inspectors that inspected the home hen it was built did not do their job. When this was not found, the builder simply did not go ahead and finish the job when this was not caught. Sad day for the local inspectors for sure.
