I listed a home one day last week and had a buyer within an hour. The contract should be signed today, but we have had several other offers come in during that time. I told both agents that we had an offer we were working on but they could send us an offer if they liked and we would consider it.
Both agents submitted offers. Both were not as good as the original offer and were turned down. Now, if it were me making an offer, I believe I would have made a really good offer, knowing I had to beat out one that was already being considered. Neither offer was a great effort.
This is where knowledge of the market is key. The home in question falls right into the hot price point in our market. People are scrambling to find good homes in this price point. Agents that know this are presenting offers worth looking at.
I am making a full price, clean offer today for a couple for the same reasons that I just mentioned. In the current market, it pays to give it your best right from the start.
