Canton MA real estate has a lot to offer its residents. Their educational system puts an emphasis on arts as well as education. According to the Canton MA home sales report, the 1st quarter of 2014 has been a respectable start to the year.
For the 1st quarter of 2014 (January 1st through March 31st), a total of 26 Canton MA homes were sold. While that is 10% lower than the 29 sold in the 1st quarter of 2013, you can see from the graph above that it is exactly the same as 2011 and 2012. Canton MA homes that sold in the 1st quarter of 2014 ranged from a 2 bed/1 bath 813 square foot bungalow for $198,000 to two $1+ million Colonial homes in Algonquin Estates. The average sales price shot up 22.6%, from $458,047 in 2013 to $561,400 in 2014. However, there weren't any $1M homes sold in 2013. So, if you take these two out of the equation, the average price in 2014 was $503,870, a 10% increase over the previous year.
The average days a Canton MA home stayed on the market before it sold remained almost the same (128 in 2013 vs 131 in 2014). The sale price to list price ratio stayed exactly the same (96%) from year to year.
Buyers need to know that prices for Canton MA homes have steadily increased over the last three years. If you're interested in purchasing a Canton MA home, you need to act now.
