Advanced Level Remodel Certified by the Scottsdale Green Building Program
This beautiful home is one of a few to achieve an Advanced Level Remodel Certified by the Scottsdale Green Building Program. Typically available only for new construction, Scottsdale Green Building Program certifications are stringent in their requirements for an advanced level.
The Advanced Level Remodel Certification by the Scottsdale Green Building Program, is available to those homes achieving 100 points and up to 150 points. This home achieved over 120 points due to energy efficiency measures, water saving features, and sustainable characteristics of the remodel.
“Green building is a whole systems approach using design and building techniques to minimize environmental impact and reduce the energy consumption of a building while contributing to the health of the building's occupants,” as quoted from the City of Scottsdale website, www.scottsdaleaz.gov.
This home originally scored over 160 on the HERS Scale. HERS stands for Home Energy Rating System and is the national industry standard method of measuring energy efficiency. After the Advanced Level Remodel, this home now scores a 66, very similar to newly constructed homes in the Phoenix Metropolitan Area. Lower HERS scores are achieved by methods used during construction to tighten the building envelope, provide adequate air flow, thereby reducing energy costs.
Not only is the home energy efficient, but plumbing fixtures installed reduce water usage. Bathrooms have low flow fixtures and dual flush toilets to minimize water used. Energy Star GE Café’ appliances reduce energy usage, as well as the LED bulbs in most areas of the home. NO VOC (Volatile Organic Compounds) paints were used so as to reduce toxins inside the home. Concrete from the home was cut into squares and used as hard scapes in the front and rear of the home, thereby eliminating emissions to deliver them to a landfill. Synthetic grass was installed to reduce water usage for the Bocce ball court.
An un-permitted addition was removed and a new 2 car garage was added. Ceilings were raised, new duct work installed with the new HVAC unit. Walls were removed in the kitchen, living room and dining room to allow for a more open, great room feel. The exterior laundry was moved inside and a half bath added for guest convenience. A side storage shed was built to accommodate the new hot water heater with re-circulation pump, thereby reducing energy and increasing the ability to achieve hot water quickly.
A gate was installed for an RV pad on the western side of the home that is accessed by an alleyway.
The home was originally 4 bedrooms and 2 bathroom, but now has 4 bedrooms and 3.5 bathrooms. Interior finishes are soft contemporary, dark espresso cabinets with striking backspashes and handsome finishes make this a gorgeous, energy efficient home.
