How to Spot Energy Efficient Features When House Shopping - 

We all know that our mortgage payment includes Principal, Interest Taxes and Insurance.  But do you consider the next biggest expense of owning a home?  If you're like most folks, not always.  Your utility bills can really add up, but they could be less than you imagine.  How so?  How to Spot Energy Efficient Features When House Shopping? 

When you're viewing homes, do you read ALL of the features listed?  Are energy efficient improvements listed?  What energy efficient improvements might help you to reduce your utility bills on homes you are viewing to purchase? 

There are several clues to watch for that might relate to reduced energy bills.  These might include:

Has there been any 3rd party testing done recently that might indicate the owner is interested or completed energy efficient improvements, ie Energy Audit, HERS Rating? 

Newer AC - look at the SEER rating and year installed, the newer the unit, the lower the cost to operate;Energy Star label

Added insulation - When was this installed, ask what type and thickness;

Ducts sealed - eliminating wasted AC into hot attics or warm air in the winter;

Newer appliances - look at year of installation and if they are Energy Star;

Newer built homes also typically have lower energy bills, so search for Certifications either in print or an Energy Star label on the electrical panel

CFL or LED lightbulbs - more energy efficient than regular incandescent bulbs;

Orientation of home to reduce heat gain in the summer is "passive solar" and can mean the home is cheaper to heat and cool; and

Are there trees to shade windows from the hot afternoon sun? 

Are there screens to reduce heat gain on windows that receive the most sunshine in the summer?  

And of course the most obvious energy efficient feature is the shiny panels on the roof
