What's the Neighborhood Like?

The homes you would expect to find for sale in the Observatory Village Neighborhood are generally going to range between 2200 and 4700 square feet with most homes being around the 2600-3200 range. Most of the homes were originally built in the early 2000's to the mid 2000's, with a lot of new construction just finishing up in 2012. Since then, many of the homes have had updates and it's not uncommon to find homes that have extensive finished basements adding to the square footage of some of these great homes. The smallest homes in the neighborhood start with 2 bedrooms while the larger floor plans have a 6 bedroom layout with some of the homes that have finished basements. Most of the lots range between .08 - .15 acres but the range of properties in the neighborhood are .06 - .21 acres, most of the homes are on smaller lots which have the front of the properties maintained by the HOA. HOA fees include taking care of the common ammenities and parks/recreation areas, common utilities, management, clubhouse, and pool. This fee currently runs between $70 and $153 per month, depending on what section you live. Neighborhood propery taxes generally range from $2000-$2800. 

What's Going on Nearby the Observatory Village Neighborhood?

Observatory Village's location is one of the best in Fort Collins with fantastic shopping only 3-15 minutes away. Just down the street only a few minutes away is Front Range Village with plenty of shops, dining, and grocery stores.  Promenade at Centerra, located near 34(exit 257) and I-25 is 10 miles away (approximately 13 minutes) and provides a lot of the major outlets in Northern Colorado. Coming soon is the Renaissance on the Front Range in Fort Collins, located 5.6 miles away (approximately 10 minutes) and will revive the mall shopping in Fort Collins providing a plethora of shopping. Major Grocery stores in proximity are Target (1.6 miles, 3 min) and Walmart (2 miles, 3 min); with plenty of more shopping within 10 minutes of Observatory Village. The 3 major movie theatres in Proximity are Metrolux (10 miles; 13 min), Cinemark (2.5 miles, 5 min), and Carmike (5.7 miles, 11 min); click the links to go the the movie theatre websites, miles for mapquest. There are always festivals and music events year round. There are also many fine dining and casual resturants in the area including Rustic Oven, Cafe' Athens, Famous Dave's BBQ, Texas Roadhouse, East Moon Hibachi and more. There are also miles and miles of biking trails, both road and mountain; hiking trails, camping areas, white water rafting, horseback riding, and in the winter time snowshoeing, skiing, snowboarding, sleding, etc... The list goes on and on and on!!!

What Schools will the Kids Attend?

There are many Hospitals within 10 minutes of Observatory Village with the PVHS Harmony Campus(2.1 miles, 4 min) being the closest and the larger Medical Center of the Rockies (9.5 miles, 12 min) and PVHS (Main Campus 8.1 miles, 12 min) which are the full service hospitals with 24 hour Emergency Rooms. The 2 closest Post Offices (USPS) near Observatory Village are 1, in the Scotchies Cleaners (2.8 miles, 5 min) and 2, the Fort Collins Post office (4.4 miles, 8 min).
