I want to buy irrigated Dawson County Nebraska Farm Land! Mike McCann Nebraska Land Broker Frost Farm Dawson County

Do you have some Farm Ground you are considering selling that is irrigated in Dawson County...or Phelps...or Buffalo...or Howard...or Sherman...or Valley Counties? 

How about any Nebraska farm ground in Hall, Adams, or Kearney Counties in Nebraska that you would like to sell or that you know of that might be selling in the future?

I am looking for irrigated farm ground.

I prefer pivot irrigated farm land but will look at some gravity fields if they are fully tillable.

Prefer 1, 2, or 3 quarters or more up to unlimited irrigated acres.  Either I or my clients are ready to buy now.  If you need to rent back the ground to farm...that is possible.

If you need a Life Estate so that the family can stay on the farm that is also possible.

Thank you for contacting me.  Land within 50 miles of Omaha varies a bit.  The closer to Omaha, the higher the price, if it is good tillable ground. 

A lot of ground in the area is hilly and marginal crop ground and not irrigated but still commands  hefty price. Even dryland and pasture has gotten high.

 

 Per acre prices: If there is pivot irrigated ground, it can go for $9,000 to $11,000 depending on location.  Gravity goes for $8,000 to $10,000  Dryland goes for $7,000 to $10,000.

 

 As you move farther away the prices will drop a little but will stay high.  Every farm and property is different and may be above or below the average depending on location and demand from local farmers.

 

 University of Nebraska Reports state that 2016 land prices have dropped 4-7% over the previous year.  See that report here: http://agecon.unl.edu/documents/2016-nebraska-farm-real-estate-report.pdf

 

However, those are volunteer reported sales. I believe the actual price have held steady and only marginal tillable ground has dropped in value.
