Last weekend I held an open house that was quite active. One of the buyers to be took my card after asking if I knew the area very well. After 22 years in the business this area has been one of my stomping grounds for years so yes was my answer.

new homeAnyway she called today and asked if I would show her two homes this evening. She wanted to compare before she went to a final appointment with her new home construction salesperson. If she likes either home I showed her she would then work with me if not then she would buy the new construction. Oh my.

I would love to show you those homes I said however that is not how I work. I would love to be your agent however the way you want to have this done is against the way I do business. I do more than just open doors for comparison, I work hard to represent my clients. I would love to show you these homes but I think it best you find another agent as I am not the agent for you.

She just called me back and she said she really wants me to be their agent. She is going to call the new home representative to see if they in fact will honor me as their agent.  Oh my what a change around that was.

Buying a home is a huge investment and needs to be handled with care and due diligence. Using an agent to just open doors is not the way to go. Many agents, like myself, have years of experience to share with you. Use it wisely.

Martha, I had this happen once with a buyer who had already put down a $10,000 deposit to reserve a lot on new construction. After doing so, he felt he needed an agent. I stepped in and showed his some other options. Lo and behold, he chose the existing home. It saved them $30,000. They were thrilled and so was I. Of course, I got their $10K back as well.
