Kingsbrooke Single Family Home Report: June 2014
Nothing like waiting until the last day of the current month to tell you what's going on in Kingsbrooke's real estate market. This has certainly been a busier summer than I would have guessed it would be, hence the reason for the tardy report. So let's get down to it and see what happened with single family home values in Kingsbrooke in June. We will make our comparisons to last month (May 2014) and last year (June 2013.)
SINGLE FAMILY HOMES FOR SALE IN KINGSBROOKE
12 Listings were Active: All Regular Sales
There were 12 Kingsbrooke homes on the market when June came to a close. The high list price was nearly 6.5% higher than it had been last month and the low list price was 3% higher. The average list price was 1.5% higher than it had been last month and was down 2/10th of 1% since last year. Hardly a change at all year to year, and a slightly more measurable gain month to month. Of course, list prices are simply suggestions. The best idea of market values comes from knowing what the sold prices were.
SINGLE FAMILY HOMES UNDER CONTRACT IN KINGSBROOKE
4 Listings were Under Contract: 3 Regular Sales, 1 Short Sale
There was one more Kingsbrooke home under contract at the end of June than there had been in May. The high list price at time of contract was unchanged compared to last month, but the high marketing time was 85% longer. The low list price at time of contract was 12% lower than it had been last month, but the low marketing time was unchanged. The average list price at time of contract was down 7/10th of 1% since last month, but up 6/10th of 1% since last year. Values in this category are as steady as they get. The average marketing time was 190% longer than last month and 263% longer than last year. We are definitely starting to feel a change in the market as it takes longer to get a buyer and we see more homes enter the market.
SINGLE FAMILY HOMES SOLD IN KINGSBROOKE
2 Listings Sold: Both Regular Sales
Only two Kingsbrooke homes made it to the settlement table in June. That's a lot less than we've seen in our previous, comparison reports. The high sold price was down over 15% compared to last month and the low sold price, conversely, was up nearly 7.5%. The high marketing time was 95% faster than last month and the low marketing time was 300% longer. The average sold price was down nearly 6% compared to last month and down a little over 4% since last year. The average marketing time was 83% faster than last month and 69% faster than last year.
The next Kingsbrooke Single Family Home Report will be also be out in August and will detail sales from the month of July.
