New Row Homes in Mueller Austin

Having lived for five years in a David Weekley Home in Mueller, I can vouch that they are a decent production home builder. They seem to have long tenure in their building staff which counts for a great deal - especially in terms of consistency and reproducability. When you're buying from a production builder, knowing that they've built your house before and will do again confers some peace of mind.

 

With that, David Weekley are building some new row homes in Mueller's section 7. Thebese two story homes are part of the market rate program - there are no restrictions on who can buy them (no investors though - you have to be resident for at least a year). This in contrast to the affordable homes program - the income qualified scheme for 1 in every 4 homes in the neighborhood.

The market rate homes are not physically attached to the affordable homes - each block is of one ownership style or the other. The homes are row homes, aka town homes - an attached dwelling in which you own the land underneath the building and the building itself. The monthly HOA dues cover exterior maintenance and insurance as you'd expect, and also basic landscaping in the mulch beds in front of the homes. Which is great if like me your thumbs are far from green. That said, if you do want to grow some of your own plants, I know several owners who have planted in the beds of their David Weekley Row Homes and not incurred any penalties.

There are three row homes for sale right now - the Brookshire, Ceilica and the Wrangler - they range in price from the $430s to the $470s. Interestingly, two of these names make me instantly think of cars - Jeeps and Toyotas. The prices on these homes that are yet to be built will certainly rise in September. Perhaps not significantly - probably less than 1% if I had to guess. But just enough to try to tip you into making a decision now if you're considering a new build, and you're not interested in the Standard Pacific / Streetman offerings.

Interesting term, "row home"

In my area, that would describe the older neighborhoods in Baltimore, MD or DC.

Other areas, Northern Virginia, areas of MD, they are called town homes or town houses.
