Should you capitalize on a flood?

Last August we had a torrential rain here in the valley.  Many homes were flooded and destroyed, some had minor damage, but they were calling it the 100 -Year Flood... so it wouldn't happen again any time soon, RIGHT?  

September 8th, last Monday, it happened again.  Over 3 inches fell in 1 hour, far exceeding last year, and beyond the capabilities of our infrastructure and storm drains.  The worst areas are in La Quinta and Indian Wells.  Many of the same homes have been hit again.  Some have just finished cleaning up and remodeling from the 2013 storm.  This time, they are calling it the 700 -Year Flood.  Who ever heard of such a thing?

 

 

I had clients who have already gone through this last year and now it has happened again.  Our home was unscathed, but a few 100 yards away, there is major damage. My husband and I started pumps, and vacuumed water and mopped, and rolled up wet rugs, but the damage in our neighbors' homes could not be avoided.  It just depends on the drainage, and water flow... and if your home is in the path.

Will these homeowners with damage want to sell?  Will they want me to find them a home elsewhere?  Will it happen again?  I don't know.

I am sending out an email today to clients and friends with a photo of the flood, and letting them know we are here to help if they need anything.  We are here to go by and check on their home, bring over some towels or pumpkin bread, or help them find a carpet cleaner or contractor.  Being of service in good times, and bad is what it's all about.

Kathy - I think that is a good approach.  Be there for them because they need someone to lean on.  And when and if they decided to sell they know a caring Realtor.

Kathy, sorry to hear of all the damage from the rain and I've never heard of a 700 year flood.

Your a true friendly neighbor and the answer to your title is yes "you should capitalize on a Flood", in your case. I'm sure many will want to sell and relocate but then again all those disclosures....yuk!

I'm not sure how anyone today knows what a 700 year flood is in the US? 

 

I think helping others & letting them know you're there is a great approach.  Glad to hear you were unscathed, I've been in floods like that and I know they are not any fun.
