Victory Lakes Single Family Home Report: August 2014
Just as the fall colors are beginning to show themselves in Victory Lakes, it is time for another Victory Lakes Single Family Home Report. This one focuses on single family home sales for August. We'll make our comparisons to last report (July 2014) and last year (August 2013.)
HOMES FOR SALE IN VICTORY LAKES
11 Listings were Active: All Regular Sales
August is one of the strangest months of the year for Bristow real estate. Sellers seem to take that last stab at selling during the "summer" market. Meanwhile, buyers are enjoying themselves at the beach. So it is not surprising that there was one more active listing as August came to a close, compared to July. The high list price was only 2/10th of 1/% higher than it had been last month and the low list price was unchanged. The average list price was 2% higher than it been last month, but down 1/10th of 1% since last year.
HOMES UNDER CONTRACT IN VICTORY LAKES
No Listings were Under Contract
To exemplify the lack of listing under contract, I feel like we should have a picture of the beach here to represent all the buyers that took August off from the house hunt and chose to stay in vacation mode. Clearly, it had an impact in Victory Lakes. July at least saw four listings go under contract and last August saw four listings go under contract as well. There has been an increase in activity since school started, but we'll have to wait until next report to see what that means to the Victory Lakes single family home market.
HOMES SOLD IN VICTORY LAKES
5 Listings Sold: All Regular Sales
Here's some good news. Five Victory Lakes homes went to settlement in August, compared to only one the month prior and one last August. Since there were only one sold in the comparison reports, looking at highs and lows really doesn't make sense. Let's take this average and compare it to the sold prices from previous reports. The average sold price of $534,480 this report was up nearly 4% since last month and up nearly 7% since last year. The average marketing time lengthened in both instances--by 207% compared to last month and up 438% compared to last year.
The next Victory Lakes Single Family Home Report also be out in October and will detail sales from the month of September.
