7 Seller Mistakes to Avoid

When you are selling your home, there are always preparations to be made so you are ready for potential buyers to come for showings.  There are also things you shouldn’t do that will give your home a better chance of selling.  Here is a short list of things home sellers should avoid doing:

 

1.)  Be sure to mention all the problems with the property.  If you fail to disclose some major issues and it is later found out you could end up with a huge financial loss.  There are stipulations in most real estate contracts stating you must disclose any and all defects.  Plus, we’ve all heard the saying, “what goes around comes around.”

2.)  Don’t overlook the minor repairs.  Regular house maintenance should always be taken care of, regardless of how small in detail.  Buyers will notice if the paint is chipping on the front door or if the floors have stains on them.

3.)  Don’t forget to remove personal items and decorations if possible.  Potential buyers don’t want to see your personal collection of cabbage patch kids taking up an entire bedroom.  They want to be able to see how they can best use the space.

4.)  Make the most of the natural light your home produces.  Natural light can help some spaces seem bigger and let’s face it; you can’t have too much natural light in the house.

5.)  Remove all pets and pet items while your house is on the market.  If someone loves pets they wouldn’t mind the odor and hair pets can leave behind, however, if the potential buyers aren’t pet lovers this could be a deal breaker.

6.)  Don’t stay home during a showing.  It never goes well when a seller is there when buyers are walking through and pointing out things they dislike.  It can get to be awkward.

7.)  Don’t let emotions get in the way of a sale.  This is a business transaction.  The buyers don’t care how many memories you have made in your home.  While those memories are priceless to you they are priceless to the buyer too, as in they have no value.
