Do You Need More Evidence of The Importance of MLS Pictures?

As a professional Home Stager I believe MLS photos are one of the most powerful tools a seller has.  This week real estate broker, Tammy Lankford, wrote about her own research into the correlation between days on market and the quality/quantity of mls photos.  In her post,  How Many Photos Does Your Home Have In The MLS? , Tammy asks sellers if they ever look at their own listing online.  

It's a good question.  Based on many of the mls photos I see it's hard to believe that all sellers are checking to see what photos their agent is using to market their home.  

 

One of my favorite Home Staging Consults was, and still is, a great example of the power of MLS photos. Prior to staging, this house was on the market over nine months, with very little showings and no offers.

After staging, and then updating the MLS photos,  the house had TWO offers in three weeks.

 

The "Before" photos on the left are the actual MLS photos used prior to staging...

This was a very basic Home Staging....using only what the homeowner had on hand.

 

How important are MLS Photos?  Hopefully Tammy and I have convinced you that they are very important!

Scott:  These sellers were not willing to remove all the wallpaper.  Removing it from the front foyer was crucial since it was the entry and first impression.  The remaining accent wall was not as big a deal once the foyer was painted and the furniture that matched the paper was removed from the room.

Dorie:  I couldn't believe when I saw the agent had listed these pics online.  Such a shame!  It really didn't take much to make the difference in visual appeal.

Sharon P:  Seeing the pictures can be the deciding factor for sellers or agents not sure if home staging is worth it.  Seeing is believing!

Patricia:  How nice!  Thank you....I had a very productive weekend.  Lots of raking and we got all the kids' riding toys out of the garage and the snow blower in.  We got the shed organized for winter and had to evict some unwanted rodent tenants that had moved in ...freaked me out a bit!

I'm new and I did not understand till I had a nicer home and payed to get great pics taken.  As i put the new pro pics up and they were side by side with mine, I figured out wh I sell real estate and do not do photography!  it was easy to see!

Thank you for sharing Sharon! Great post, pictures do matter especially when that is basically the introduction to the home. People will click past bad pictures while they will linger on well taken ones with a touch of good decor. Good luck!
